01 | Property Images & Presentation
Every property is marketed with the aim of showing it at its best while providing a fair representation of the home.
Property images may be professionally edited or digitally enhanced for presentation purposes. This can include adjustments to lighting, colour and perspective, together with the removal of temporary personal belongings or clutter.
In some instances, virtual staging may be used to demonstrate how an empty or underutilised room could potentially look when furnished.
Where virtual staging is used, it is for illustrative purposes only.
Digital enhancement is not intended to conceal material defects or misrepresent the physical features or condition of a property.
Photography, lenses, lighting and the screen on which you're viewing a property can all influence how a space appears. A room may therefore feel different when experienced in person, which is exactly why there is no substitute for seeing a property for yourself.
02 | Your Viewing
Open House Viewings
From time to time, a property may be marketed with an Open House event.
Open Houses are designed to give buyers the opportunity to view the property within a dedicated viewing period. Other interested buyers may therefore be viewing the property at the same time as you.
Don't let that make you feel rushed. Take the time you need to experience the property properly, and if you'd like another look or would prefer a more detailed conversation afterwards, just let me know.
If you decide the property could be the one for you, speak to me before you leave or get in touch afterwards and I'll explain the next steps.
Some properties are vacant, while many remain someone's home throughout the marketing process.
Please take your time, look around and ask as many questions as you need. I simply ask that the property and its occupants are treated with respect at all times.
Photography & Recording
As many of the properties I market remain someone's home, please do not take photographs, video or audio recordings during a viewing without first obtaining permission from me and, where appropriate, the occupier.
If there's something you'd particularly like to photograph, just ask.
03 | Property Information
Floorplans and measurements are provided to help you understand the property's layout and are approximate and for guidance only.
Property particulars are prepared with care, but buyers should satisfy themselves as to the property's condition, dimensions, boundaries, services and suitability through their own inspection, legal enquiries and, where appropriate, a professional survey.
If there's something that's particularly important to your decision to purchase, please ask.

04 | Found the One?
Ready to Make an Offer?
If you’ve viewed the property and feel it could be the one for you, you can make an offer using the form opposite.
Please provide as much information as you can about your buying position. This helps me give the seller a clear picture of your offer and the circumstances surrounding it.
You’ll normally be asked to provide your offer amount, buying position, mortgage position, details of any property you need to sell and your solicitor or conveyancer details, where available.
If there’s anything else you think the seller should know about your position, please include it in the message box.
Once I receive your offer, I’ll contact you to confirm the details before presenting it to the seller. I’ll then keep you informed of their response and, if your offer is accepted, help you through the next steps.
